Mini Wave of Small-Scale Infill Urbanism Coming to the Grove’s Bird Avenue

Significant changes, including a few new multifamily residential infill projects, are coming to Coconut Grove’s Bird Avenue—the extension of Bird Road east of US-1—with land available for more, as the road gears up for a redo. Pelican Grove, a ten unit development of luxury townhouses is under construction at 3258 Bird Avenue, while just down the street at 2955 Bird Avenue the six unit L’Uccello project is nearing completion. Meanwhile, lots at 2961 and 2967 Bird Avenue are for sale, possibly meaning more multifamily development could soon come to the Avenue.

Pelican Grove, which has nine units currently on sale ranging from the high $600,000s to low $700,000s will be completed this year. Each townhouse is three stories with a rooftop deck on the fourth level, and has a two-car garage, and rooftop hot tub. Nine of the ten townhouses are currently listed for sale.

All six of L’Uccello’s condominium units (two per floor, plus ground floor parking), are on the market, with prices ranging from $560,000 to $788,000 for one of the penthouses. Both penthouses come with private roof decks.

Listed in October, the two lots at 2961 and 2967 Bird Avenue are being sold together for $1.9 million. Each lot currently contains a single family home, but at a total of over 15,000 square feet in size, they are being marketed for their redevelopment potential, in an area where zoning allows anything from single family homes to multifamily residential, live/work, or even commercial uses as of right.

For comparison, just to the across the street from those two lots, on the south side of Bird, a through-block lot at 2981 Jackson Avenue/2958 Bird Avenue just sold for $1.025 million.

This activity along Bird Avenue happens as the road itself is prepped for an overhaul. The City of Miami is about to resurface the road, adding designated bicycle lanes, ADA compliant sidewalks, and other beautifications. 27th street improvements have recently been completed as well.
